Inspections
Cork Construction & Consultancy inspectors
carry out inspections in strict accordance with Australian
standard AS 4349.1.
Areas inspected are:
• Gardens & Landscaping - Site and surface drainage,
retaining walls, fences. (within a 20 metre radius of dwelling
on rural or acreage properties)
• Roof space - Framing , Insulation, Water leaks,
sagging ceilings.
• Roof exterior – Condition roof materials,
flashings, gutters & down pipes.
• Interior - Walls and ceilings for cracking, bulging
and visible defects. Doors, windows, cabinets and cupboards,
floors.
• Bathrooms and Wet areas- Wall and floor tiling,
water leaks, sealants, taps and fittings.
• Sub floors( where applicable ) – Dampness,
drainage, ventilation, piers, evidence of water leaks under
wet areas, termite damage, decay.
• Dwelling exterior – Cladding, brickwork, eave
soffits, pergolas, verandahs and decks, handrails carports.
• Garages sheds (within a 20 metre radius of dwelling
on rural or acreage properties)
Timber Pest Reports
Research shows that 1 in 3 homes will
experience termite damage and infestation during the course
of its life. This is why it is vital that your potential new
property be fully inspected for termite and Borer activity
and damage.
Cork Construction & Consultancy will conduct a through
inspection of all accessible areas of the property in strict
accordance with Australian standard AS 4349.3.
Areas inspected include but
not limited to:
• Gardens, fences, trees ( within a 20 metre radius
of dwelling on rural or acreage properties)
• Sheds
• Pergolas, Carports
• Subfloors,
• Dwelling interior,
• Roof space.
The report will also highlight any potential risk areas
and or treatment requirements.
Methods used in detecting termite Activity and or damage.
| 1. Visual –
Our expertly trained and highly experienced inspectors
are well trained in spotting any evidence of termite
activity and or damage. |

| 2. Sound Testing
( insert photo) - All timber mouldings are sound tested
by use of a tapper ( insert photo) This lets the inspector
listen for any irregularities in the timberwork, ie
drummy sound. Often the tapper will simply go thru any
damaged timber alerting the inspector to a problem.
This is done to detect termite damage as well as dry
rot/decay. This method is also used in the Building
inspection on tiled floors to alert the inspector to
loose and or drummy tiles also for decay in fascias/
mouldings and rust to gutters. |

| 3. Moisture meter
testing ( Insert photo ) – Electronic moisture
meters are used on internal walls to identify any water
leaks or possible termite nests in walls. Moisture to
walls will encourage termite activity. |

| 4. Thermal imaging
( insert photos ) – Thermal imaging cameras are
used to detect any termite activity, nests and or structural
damage to dwelling. |
